4k Red River properties are privately owned. We reserve the right to refuse service to anyone and will not be responsible for accidents and injury to our guests or for loss of money or valuables of any kind. Mountain conditions exist and can include river level restrictions, site location changes*, power outages, and intermittent internet outages. (While we do provide wifi in specific areas of the campsite and office area, it is not guaranteed)

The Fine Print
PAYMENT, REFUNDS & CANCELLATIONAll reservations are bound by these policies. A deposit of 50% is required when making your reservation. Payment of any balance is due upon check-in. Credit cards or cash are accepted. You may check in as early as 2 pm. Check-out time is 10 am. There are no refunds for late arrivals or early departures.Your reservation is made for the exact length of stay and number of persons as stated, including children age 5 and over. There is no charge for children under age 5. The base rate is for a 4-person occupancy at each site. There is an additional charge per person for each night's stay of $7.50. Structures (apartments, cabins, and houses have a set price and occupancy limit from 2-10 people.)
Seasonal Stays (a 4-month stay beginning June 1): A deposit of $350 is required when making your reservation. $2000 is due February 1, and the remainder upon check-in.
If you must cancel, we will refund 80% of your deposit if we are notified at least 30 days prior to your arrival (we keep a 20% handling charge). No refund will be issued if we are notified less than 30 days prior to your arrival. All cancelled reservations must be in writing, by fax, email and/or verbal telephone notification. This policy applies to non-holidays only.
HOLIDAYS Reservations for these holiday and special event times - the week of Memorial Day, the second and third week of March, the week of the 4th of July, the week of Labor Day, the week of Thanksgiving, the week of Christmas, the week of New Year, or during Special Events - must be made and paid in full at the time of booking. These are NON-refundable when booked in the same calendar year. When booked in the previous calendar year, a 35% deposit and full payment by the specified date on your confirmation notice is required.
No refunds for late arrival, early departure, or adverse weather. No refunds on Holiday or special event reservations.
CHANGES TO YOUR RESERVATION
We are happy to assist you with reservation changes at any time. If changes are made 30 days or more from the date of your arrival that result in a reduction in the number of days of your planned stay, you are responsible for the removed day(s). Special Events and holidays reservations are non-refundable.
If you would like to extend your stay while already on-site, renew your site reservation by 9 am on your scheduled departure day at the office. This is subject to site availability.
If you need to check out later than 2 pm, notify the office by 9:30 am of that day to schedule a late check-out and pay fee (dependent upon site/structure availability and housekeeping).
AFTER HOURS CHECK-IN When the office has closed, we will place your reservation packet inside the box next to the office front door. You will need to check in at the office no later than 9:30 am the following morning. If at all possible, call ahead to let us know what time you expect to arrive.
LATE CHECK-IN RVs RVs arriving after 10 pm will need to stay in the large parking lot at our entrance over night. You will be able to park in your site the next morning. This honors quiet hours for all our guests.
SECURITY DAMAGE DEPOSIT, DAMAGES or FURTHER FEES We keep your credit card number on file in case damage occurs or conditions as described in any of these five circumstances occurs. We reserve the right to charge costs to your credit card.
Items missing or damaged from our apartments, cabins, 4K Riverview A and B, 4K View, or RV sites - replacement cost.
No smoking in any of our structures (apartments, cabins, 4K Riverview A and B, 4K View, bathrooms, laundry). Violation of this policy will incur a fee of $200.00. Smoking includes tobacco, cannabis, and e-cigs.
Violation of our occupancy limit for the structure or site rented - in this case you may be asked to leave or you may incur a fee. Avoid this by letting us know if others are joining your group.
Guests who leave structures (apartments, cabins, 4K Riverview A and B, 4K View) unreasonably dirty and requiring extensive additional cleaning will be charged a $50.00 fee.
Pet rent: $45 in apartments, cabins, 4K Riverview A and B, 4K View, if you let us know in advance. If you do not declare the fact of your pet's presence, we charge a $100 fee.
4K View: $180
4K Riverview A and B: $150 VISITORS POLICY All visitors must check in at the office. No visitors are allowed during Memorial Day week.
Pets are not allowed in any public buildings; only in rental structures (apartments, cabins, 4K Riverview A and B, 4K View). Notify us in advance if you are bringing pets. Two pets per structure is the maximum limit. Do not leave pets unattended. Pets are allowed in RV and tent sites if kept quiet and if they are leashed at all times when walking outside of your site. No more than three pets per RV site. No restrictions on size or breed. Owners are responsible for cleaning up after their pets. If you do not declare the fact of your pet's presence, we charge a $100 fee.
Fire pits are provided for each reservation. Fires are allowed in fire rings only and must be extinguished anytime you leave your site. Unless the Forest Service or Town of Red River declares any fire restrictions, you may use charcoal grills, propane fire pits, and wood pellet grills. Gathering of firewood is prohibited - bundles of firewood can be purchased in the camp store. Abide by fire bans if restrictions are in place.
VEHICLES, PARKING & SITE RESTRICTIONS
The speed limit within the park is 5 mph and is strictly enforced for the safety and well-being of all our guests.
An RV site includes the RV plus 1 vehicle or trailer. No more than 3 vehicles (including trailers) are allowed on a site at any time. We provide overflow parking for ROV vehicles and trailers on a first-come first-served basis. Once it is full, you will need to take extra vehicles to municipal parking in Red River - bring a hitch lock.
One "structure" per camp site, either ONE RV, or ONE tent. If you have an RV site, you may not set up an additional tent for sleeping. Outdoor gazebos are allowed, however, as long as they do not interfere with your neighbor's site. Be advised that these must be tied down securely, as we have strong winds in the park. A tent site includes 1 tent plus 1 vehicle.
You may not set up appliances such as freezers and refrigerators on your site. Your RV nor any of your vehicles may not be washed while in your site. ROVs
Riding ROVs of any sort is strictly prohibited in our RV Park. You may drive your ROV up to the park entrance and back to your site only. Only adults are allowed to drive these vehicles. See town policies here.
Please bag and dispose of your garbage in the provided dumpsters throughout the park. We provide recycle bins in the office. Do not leave any trash outside, as we occasionally have visits from bears and other animals. Follow our "no trace" policies, and take care of the mountain! This is BEAR COUNTRY.
Our laundry facility, located on the west end of the park, is seasonal, open May through October 14. It is open 24 hours. It is closed October 15 to April 30.
SHOWER HOUSE & RESTROOMS
These seasonal facilities are also located at the west end of the park and are open 24 hours, May through October.
No catch and release, please! Each paying guest is permitted to catch and keep two fish per day. Enjoy fishing in our stocked trout pond! Fishing in the Red River is permitted with a New Mexico fishing license, subject to seasonal limits as decided by New Mexico fishing rules and limits. Clean your fish and dispose of waste by wrapping in bags and placing in dumpster - do not put guts back into the pond or river.
While we do provide WiFi in designated areas throughout the park, it is not guaranteed. Mountain conditions exist, including periodic WiFi and power outages. WiFi is available near the office and at sites 62 - 76.
The US Postal Service (USPS) does not deliver or pick up mail at our street location. If you need mail sent, use our address, as follows for FedX, UPS, or USPS:
