POLICIES

The Big Simple Rules 

We reserve the right to deny access to our park if the ranch rules are not followed or if you are not courteous. If the rules are not followed after a warning you will be asked to leave and not invited back.


  • Speed limit is 5 mph. Kids are playing!
  • You may NOT put more people than is listed on our website in any of our cabins, condos or the View. By code we are only allowed a maximum number of people per unit. If you are found to have more than the listed number you will be charged a fine of $50/night/person over the limit.
  • Pets are welcome in your RVs only. No pets allowed in cabins, condos or the View. Do not leave them unattended, so they will not bark. Pets must be on a leash at all times when outside of your RV unless you have them in a pin. They may not be left unattended at anytime. Owners are responsible for cleaning up after their pets. If your dog is barking excessively you will be asked to leave. If you are found with a pet inside a cabin, condo or the View you will be charged a fee of $250 to your card on file.
  • One RV and two vehicles allowed per site. Overflow parking for extra vehicles is available. First-come first-served until the lot is full. No trailers (ATV, storage, etc) are allowed at your site. We have overflow parking for trailers.
  • No tent camping allowed in any area of the campground. No tents for sleeping on the ground of any kind. Not even attached to a camper. No sleeping in any vehicle that has not been converted for camping. Popup tents or tents on top of vehicles are fine.
  • Currently there is a two fish limit per guest, per day, catch and keep only. Do not release any fish. Always clean fish at your site and dispose of guts in the locking dumpsters, NOT in the pond. Beginning on May 1st, 2024 to fish in our pond you must purchase a $30 Fishing Permit, which is good for 5 days at 4 per day, catch and keep. Our pond is only for guests who are physically staying in the park. No non-guests are allowed to fish. NO catch and release allowed in our pond! Each Fishing Permit is allowed to catch and keep 4 fish per day. Enjoy fishing in our weekly stocked trout pond! Fishing in the Red River is permitted with a New Mexico fishing license, subject to seasonal limits as decided by New Mexico fishing rules and limits. Clean your fish and dispose of waste by wrapping in bags and placing in a dumpster - do not put guts back into the pond or river. A fishing wrist band must be worn at all times when fishing anywhere in the park. Kids under 12 fish for free with an adult purchased Fishing Permit.
  • Office hours vary according to season. Our summer season office hours are daily from 9am to 6pm. Our winter season office hours are daily from 9am to 5pm.
  • Our white towels are only for indoor bathroom use: your credit card on file will be charged in the event of undue soiling or stains.
  • Fire rings are for wood ONLY! A $20 cleaning fee will be charged if trash is left in them. Fires are allowed in fire rings only and must be extinguished every time you leave your site. Solo Stoves are allowed. No moving of our fire rings. No fires on the day of departure.
  • Quiet hours are from 10 pm to 8 am. Check-out is 10:00am for condos, cabins and the View. No late check-outs for any structures. Check-out for RVs is 11:00am. NO LATE CHECKOUTS! Relax and enjoy. Love your neighbors, and be kind. 
  • Walking through others RV sites is NOT permitted. Please be courteous walk around!


Thank you for helping us take care of the mountain by abiding by our "leave no trace" policies, so the next generation may benefit from this beautiful place.

It is illegal to bring firewood into New Mexico from most eastern and midwestern states due to quarantines aimed at preventing the spread of tree pests like the spongy moth and imported fire ant. Also, it is illegal to take firewood out of Dona Ana county, to prevent the spread of imported fire ant within the New Mexico. Taking firewood out of New Mexico and into most midwestern and eastern states is against their state laws to prevent the spread of forest pests like thousand cankers disease.

U.S. Customs and Border Protection also encourages campers to burn firewood where you obtain it and to avoid moving firewood from one campground to another. All firewood entering Arizona from Mexico is subject to inspection at ports of entry.

Two additional tree pests that pose a serious threat to New Mexico's native forests are the gold spotted oak borer and the soapberry borer; both can infest new areas when people travel with firewood. To help prevent the spread of invasive tree pests, please always use local firewood.

DISCLAIMER

4K River Ranch properties are privately owned. We reserve the right to refuse service to anyone and will not be responsible for accidents and injury to our guests or for loss of money or valuables of any kind. Mountain conditions exist and can include river level restrictions, site location changes*, power outages, and intermittent internet outages. (While we do provide WiFi in specific areas of the campsite and office area, it is not guaranteed. Streaming or gaming of any kind is not permitted. We have Smart TVs in the condos, river cabins and The View that are hooked up to our high speed internet for streaming.)


  • Power and Internet outages: Red River, being a small mountain town, occasionally encounters power and internet outages. While we strive to provide uninterrupted services, it is important to note that these outages can occur unpredictably and that such occurrences are beyond our control. Therefore, in the event of power or internet disruptions during your stay, we regret to inform you that no refunds or compensations will be granted.


• We attempt to honor all site requests but we must maximize space in the park, especially during our short peak season. We guarantee site TYPE, but we cannot guarantee specific site number(s) to any guest. We will not move anyone without notifying the guest first. THE FINE PRINT


Military Discounts may NOT be combined with specials! You must choose one or the other.

Although we do have WiFi, it is NOT guaranteed! We are in the mountains and the WiFi is sporadic at times. Also, because of the amount of people in the park at any one time it may be difficult to connect. We do NOT allow streaming or gaming of any kind. Please follow this rule, so others will have bandwidth as well. The bandwidth is throttled down to prevent streaming.

PAYMENT, REFUNDS & CANCELLATION

All reservations are bound by these policies. A deposit of 25% is required when making a non-holiday reservation. Payment of any balance is due upon check-in. Credit cards or cash are accepted. There will be a Non-Cash Adjustment of 3.5% added to your reservation for debit/credit card transactions. If you pay the balance with cash when you arrive we will deduct 75% of the 3.5% non-cash adjustment fee. RVs may check in as early as noon. All structures may check in at 3pm or later. Check-out time is 10am for cabins, condos and the View. Check-out time for RVs is 11am. There are NO LATE check-outs. A $20 late departure fee may be charged for those staying past their check-out time. There are no refunds for late arrivals or early departures. Deposits can not be applied towards other dates.


Your reservation is made for the exact length of stay and number of persons as stated, including children age 5 and over. There is no charge for children under age 5 if they are not going to fish. If they are going to fish then there is an additional $10/day charge. The base rate for RVs is for 4 people. There is a maximum of 10 people per RV site if the RV is designed to hold that many people. Structures (condos, cabins, and the View) have a set price and occupancy limit, from 2-10 people. You may NOT have more than the allotted occupancy in any structure.

If you must cancel your reservation, we will refund a portion of your deposit if we are notified 31 days or more ahead of your arrival date (we charge a 25% cancellation fee or one night's stay, whichever is larger). No refund will be issued if we are notified within 31 days of your arrival. All cancelled reservations must be in writing, by email and/or verbal telephone notification. This policy applies to NON-HOLIDAYS only! If you are a NO SHOW or do not cancel at least 48 hours in advance of your reservation we will charge your card on file for the full amount of the reservation. If we move you within 31 days of your arrival no refund will be issued if cancelled at a later date.


Summer Seasonal Stays (a 4 or 5 month stay beginning May 1 or June 1 and ending Columbus Day Monday): A non-refundable payment deposit of $350 is required when making your reservation. $2,000 is due February 1, and the remainder upon check-in. If you must cancel your seasonal stay, we will refund 80% of what has been paid beyond your $350 deposit if we are notified at least 30 days ahead of your arrival on May 1 or June 1 (we keep a 20% handling charge). No refund will be issued if we are notified less than 30 days prior to your arrival. All cancelled reservations must be in writing by email and/or verbal telephone notification.

Winter Seasonal Stays begin on October 15th and run through April 30th. The cost is $600 per month. 


To rent a RV site you must be at least 21 years of age. To rent a condo, cabin or the View you must be a minimum of 25 years of age.

HOLIDAYS & EVENTS
All holiday and event bookings are non-refundable. Reservations for the weekend of Memorial Day and the 4th of July holiday require 100% payment up front. The weekend of Labor Day, the week of Thanksgiving, December 15th thru January 2nd, Spring Break or during Special Events require a 50% non-refundable deposit. All Holiday bookings require a three day minimum stay.

Holiday Bookings
are NON-REFUNDABLE when booked unless you opt to purchase our Hassle Free Booking for an additional 10% when booked. Then you would receive 90% of your money back.

REFUNDS

NO REFUNDS for late arrivals, early departures, adverse weather, global incidents or national heath crises. No refunds for holiday or special event reservations. See refund policy on seasonal stays above. Allow up to 45 days for your refund to be processed after notification.

CHANGES TO YOUR RESERVATION

We are happy to assist you with reservation changes at any time. If changes are made 30 days or more from the date of your arrival that result in a reduction in the number of days of your planned stay, you are NOT responsible for the removed day(s). If you are within 14 days of your arrival and reduce the days of your stay, you ARE responsible for the removed days(s). Special Events and holidays reservations are non-refundable.

If you would like to move your reservation you must do so at least 14 days prior to your scheduled arrival. No moves within 14 days of your scheduled arrival are allowed. We will only move you in the same season your reservation is made. No moving from summer to winter, winter to summer or this year to next year. If you move your reservation inside of 31 days from your reservation no refund will be given if you cancel your rescheduled reservation.

If you would like to extend your stay while already on-site, renew your site reservation by 9:00 am on your scheduled departure day at the office. This is subject to site availability. 
 

CHECK-IN and CHECK-OUT
Check-in begins at Noon for RV sites and 3:00pm for condos, cabins and the View. Check-out is 11:00am for RV sites and 10:00am for condos, cabins and the View.
NO LATE CHECK-OUTS. If you are in your RV site, cabin or condo past the check-out time we may charge you a $20 fee. If you are in your cabin, condo or the View past 11am you will be charged another day. If you are in your RV site later than noon you will be charged an additional day.

AFTER HOURS CHECK-IN 
When the office has closed, we will place your reservation packet inside the box next to the office front door. You will need to check in at the office no later than 9:30 am the following morning. If at all possible, call ahead to let us know what time you expect to arrive. If you are a late arrival we will charge your card on file for the remaining balance and you must come into the office by 9:30am the following morning to complete the check-in procedure.


SECURITY DAMAGE DEPOSIT, DAMAGES or FURTHER FEES
We keep your credit card number on file in case damage occurs or conditions as described in any of these five circumstances occurs. We reserve the right to charge costs to your credit card.

  • Items missing or damaged from our condos, cabins, 4K View, or RV sites - replacement cost.
  • No smoking in any of our structures  (condos, cabins, 4K View, bathrooms, laundry). Violation of this policy will incur a fee of $250.00. Smoking includes tobacco, cannabis, and e-cigs.
  • Violation of our occupancy limit for the structure or site rented - in this case you may be asked to leave or you may incur a fee. Avoid this by letting us know if others are joining your group.
  • Guests who leave structures (condos, cabins, 4K View) unreasonably dirty and requiring extensive additional cleaning will be charged a $40.00 cleaning fee. All trash must be taken to the dumpsters. All dishes must be clean. Please leave linens on the beds. Dirty towels are to be place in the bathtub.


CLEANING FEES

  • 4K View: $180
  • River Ranch Cabins and Condos: cleaning fees are included in the price. If you leave your cabin or condo a mess you may be charged a $50 cleaning fee.
  • We do NOT provide daily cleaning service in any of our condos, cabins or the View. If you would like a change of towels there will be a $20 charge. No change of towels in the View. There is a washer and dryer in the View.


VISITORS POLICY
All visitors must check in at the office to get a vehicle tag, which must be visible at all times. We have overflow parking for visitors.


PET POLICY

Our Campground is pet-friendly and we welcome our guests who enjoy traveling and sharing their camping experience with the family dog and/or cat. However, to ensure all our guests have a safe and enjoyable time, it is important that you read and abide by the following pet policy:


Aggressive dogs of any breed are not welcome. If your dog shows behavior that is protective and unfriendly to strangers, please leave them at home. If you decide to bring your dog and it exhibits this type of behavior, the manager of the campground will ask you to please find other camping accommodations.


All pets are required to be always under control and visual observation from their owner. A six-foot (6’) leash rule is in effect whenever the animal is outside the owner’s camping trailer, vehicle, cabin, or motorhome. No pet should be left tied up and unattended outside the owner’s camping equipment.


Pet owners are required to pick up after their pet while on property.


Allowing your pet to bark uncontrollably day or night will not be permitted and you may be asked to leave if you are not able to control your pet’s barking behavior.


Pet rules unique to the location will be addressed at time of reservation or registration to include maximum pets allowed. We encourage all dog owners to call in advance to inquire about any specific rules that might apply to their situation.


Pets are NOT allowed in any of our condos, cabins or the View.


Service dogs of any breed are welcome. However, these animals must follow leash restraint policies and may not exhibit aggressive behavior. Emotional support dogs are NOT allowed in any of our condos, cabins or the View. If you are found with a pet inside a cabin, condo or the View you will be charged a fee of $250 to your card on file.


CAMPFIRES

Fire pits are provided for each reservation. Fires are allowed in fire rings only and must be extinguished anytime you leave your site. Please do NOT move fire rings. Solo Stoves are allowed. Unless the Forest Service or Town of Red River declares any fire restrictions, you may use charcoal grills, propane fire pits, and wood pellet grills. Gathering of firewood is prohibited - firewood can be purchased in the camp store. Abide by fire bans if restrictions are in place.


VEHICLES, PARKING & SITE RESTRICTIONS

The speed limit within the park is 5 mph and is strictly enforced for the safety and well-being of our guests.  

An RV site includes the RV plus 1 vehicle. No more than 2 vehicles are allowed on a site at any time. No trailers allowed at any site. We provide overflow parking for ROV vehicles and trailers on a first-come, first-served basis. Once it is full, you will need to take extra vehicles/trailers to the municipal parking in Red River - bring a hitch lock.

RV SITES
One RV per camp site.
No tents are allowed anywhere in the campground. Outdoor gazebos are allowed, however, as long as they do not interfere with your neighbor's site. Be advised that these must be tied down securely, as we have gusty winds from time to time in Red River. You may not set up appliances such as freezers and refrigerators on your site. Your RV nor any of your vehicles may be washed with water anywhere in the park. Your site must remain clean at all times. No storing stuff outside your RV. Skirting must be foam board or custom vinyl only. Not following these rules will result in immediate removal from our park.


ROVs

Riding ROVs of any sort is strictly prohibited in our RV Park. You may drive your ROV up to the park entrance and back to your site only. Driving of 4 wheelers is prohibited in the park and Red River. They must be trailered to the trails. All drivers must be at least 16 years of age and have a valid driver's license. A learner's permit of any type shall not be valid for the purpose of this ordinance. See town policies here.

GARBAGE

Please bag and dispose of your garbage in the provided dumpsters throughout the park. We have multiple dumpsters throughout the park. Do NOT leave trash bags on or beside a dumpster if it is full. Take it to another dumpster. Do not leave any trash outside, as we occasionally have visits from bears and other animals. Follow our "no trace" policies, and take care of the mountain! This is BEAR COUNTRY!

LAUNDRY FACILITY

Our laundry facility, located on the west end of the park, is seasonal, open May through Columbus Day. It is open 24 hours. It is closed Columbus Day to April 30.


SHOWER HOUSE & RESTROOMS
We have seasonal facilities that are also located at the west end of the park and are open 24 hours, May through Columbus Day. We have two year round bathrooms with shower that are in between the office and condos.


FISHING

WiFi

We are pleased to provide wireless internet service during your stay at our park, however, it is not guaranteed. Mountain conditions exist, including periodic WiFi and power outages. The WiFi system is for email, browsing, reservations, secure banking and online purchases. Peer-to-peer usages, tethering, streaming and wireless gaming are not allowed. Internet connection sharing is not allowed. Streaming is only allowed on the smart tvs in the condos and river cabins. There are NO tvs in the rustic cabins.

The US Postal Service (USPS) does not deliver or pick up mail at our street location. If you need mail sent, use:
